Booking terms
The house rules and the small print, in plain language.
This page is a draft — final legal and business details are not yet confirmed.
These are the terms on which we take a booking at Rock & Home. Nothing in them takes away the rights Portuguese and European consumer law gives you.
Who you are booking with
[REGISTERED NAME — e.g. Rock & Home, Unipessoal Lda.]
[REGISTERED ADDRESS, Ribeira da Janela, 9270-??? Porto Moniz, Madeira, Portugal]
NIF: [NIF]
Alojamento Local registration: [RNAL No.]

We are a registered Alojamento Local in Ribeira da Janela, Porto Moniz, Madeira, operating under Decree-Law 128/2014.
A request is not yet a booking
Sending the form does not book a room and does not charge you anything. It holds your dates for 48 hours while we look at them, and it sends you an email with a reference number so you know it arrived.
You have a booking when we reply to say so — not before. If we cannot take the dates we will tell you and the hold is released at once. If we have not answered within 48 hours the hold lapses by itself and nothing is owed by anyone.
Prices and what is included
Prices are per apartment per night in euros and include the home-made breakfast. The figure the website shows while you are choosing is an estimate; the price in our confirmation email is the price. The shortest stay we take is 2 nights.
Tourist tax: [TOURIST TAX, OR: none].
Paying
Nothing is paid on this website — there is no card form here and we never ask for card details by email. Payment: [HOW AND WHEN YOU TAKE PAYMENT]. Deposit: [DEPOSIT, OR: none].
Changes and cancellation
Cancel free of charge up to [DAYS] days before you arrive, by writing to support@rockandhome.com. After that, [AMOUNT OR PERCENTAGE]. Not arriving at all, without telling us, is charged as a cancellation on the day.
Ask us if your plans change — we are a family, not a machine, and we would rather move a date than lose you. If we ever have to cancel on you, you get everything you have paid back in full, and we will help you find somewhere else on the island.
Arriving and leaving
Check-in from 15:00 — tell us roughly when you expect to arrive and we will be there; the road up is narrow and we would rather meet you than leave you looking. Check out by [CHECK-OUT TIME]. Late flights and early ferries can usually be arranged, just ask in advance.
In the house
- Only the guests on the booking may stay in an apartment, and not more than it sleeps.
- Quiet, please, [QUIET HOURS]. The house is small and the walls are old.
- No smoking indoors, anywhere. The terraces are yours.
- Pets: [PETS: allowed / not allowed].
- Breakages happen and we are relaxed about small ones; real damage is charged at what it costs to put right.
What we can and cannot answer for
We answer for the house, the breakfast and the excursions we arrange ourselves. We cannot answer for the weather, for a road the council closes, for the sea being too rough for a boat, or for anything else outside our control — though we will always do what we can to make the day work anyway.
Nothing here limits our liability for death, personal injury or anything else the law does not allow us to limit, and nothing here removes your statutory rights as a consumer.
If something goes wrong
Tell us first, while you are still here — almost everything can be put right the same day. Write to support@rockandhome.com or knock on the kitchen door.
If that does not settle it, you have the electronic complaints book that every Portuguese establishment must offer: livroreclamacoes.pt.
For consumer disputes, the arbitration entity that covers us is [ARBITRATION ENTITY — e.g. Centro de Arbitragem de Conflitos de Consumo da Madeira, www.centrodearbitragemdamadeira.pt].
Which law applies
Portuguese law, and the Portuguese courts — which does not stop you bringing a matter in the courts of the country you live in, where consumer law gives you that right.
